Boutique hotels in Malta: New service by Casa Rooms enables operating in a competitive environment

Malta’s continued growth in tourist arrivals has led to an increase in the supply of beds through the expansion of mainstream hotels, as well as the increase in boutique accommodation.

Malta’s continued growth in tourist arrivals has led to an increase in the supply of beds through the expansion of mainstream hotels, as well as the increase in boutique accommodation. Boutique accommodation is often defined as a chic hotel or guesthouse that hosts less than 100 rooms in an urban environment. The majority of the Maltese boutique accommodation that launched in the last few years comprise less than 20 rooms.

Boutique accommodation presents unique challenges, being that such establishments are often unable to achieve the economies of scale to hire a top-rated general manager, and if they do, the general manager will not find the resources that will be available in a larger-sized hotel.

Casa Rooms are pleased to announce that their new Boutique Hotel Management Service offering in conjunction with Frankie Spiteri. The initiation of this venture combines the experience of Casa Rooms in managing properties to accommodate guests in a smart, pleasant environment with the knowledge of Frankie Spiteri in the hospitality field.

Over the last four years, Casa Rooms has specialised in managing residential units that utilise the ‘host family’ or ‘holiday furnished’ licence. Presently, Casa Rooms manages over 85 such properties. Frankie Spiteri brings a wealth of experience in the boutique hotel industry, in particular the launch and operations of boutique accommodation, such as Palazzo Prince d’Orange, Jules Suites, and Quaint in Gozo.

“We believe that there is a niche for our services in the market. We are in a position to provide Boutique Hotels with the general manager function thereby allowing these properties to be is manned to a level to satisfy, and exceed, regulatory requirements and guest experience expectations.” said Thomas Cremona, founder and director at  Casa Rooms.

In this venture, the role of Casa Rooms includes, but is not limited to, financial projections, revenue/yield management, launch of boutique accommodation operations, Malta Tourism Authority licensing, recruitment of receptionist and cleaners, competitor analysis, and management of ongoing operations. In addition, even during the hours that the property does not have any personnel on site, outside of the legislative hours, the guests will always have a contact person.
